  • Are you licensed?

    Yes, every staff member holds an Oklahoma Real Estate license and maintains an active license.
  • Can you put the money directly into my account?

    Yes, we recommend setting up direct deposit so that the monthly income is automatically deposited on the 15th of each month.
  • Do I get to see the lease or sign it?

    We do have a copy of our standard lease available on our website (link to it). Any unique circumstances that lead to a request to adjust a lease will go through you for approval.
  • Do you sell real estate too?

    Some of our team members also sell real estate and own investment properties but our CEO and COO are solely focused on Property Management.
  • How and when am I billed for maintenance?

    All maintenance requests are processed upon completion. We have a partnership with Install Pros, our preferred contractor who is licensed and insured and responds to our tenant maintenance request. Each visit is a flat fee of $75.
  • How is rent collection handled?

    We strongly encourage our tenants to set up automatic payments upon move-in. Sincere will handle all rent collection and track down any past due rent.
  • How long are your standard lease terms

    Our standard lease is 12 months.
  • How much security deposit do you charge the tenant?

    Our standard security deposit requirement is equal to one month of rent, however, this can be adjusted to owner preference.
  • How soon can you start managing my property?

    If you are currently with another property management company, the earliest we can onboard your properties is 30 days after notice is given. If you are interested in hiring Sincere as your property management company, please contact us to set up a meeting where we can learn more about your individual situation and create a plan.
  • What does onboarding look like, if I was to switch to Sincere Property Management?

    We work to make the transition as smooth as possible and will work directly with your existing property manager(s) to transfer all paperwork, leases, security deposits and property information into our software. Once your owner profile is set up, you will have access to your entire portfolio in one simple location. You can expect your first check on the 15th of the first live month.
  • What types of properties do you manage?

    We specialize in single-family residential properties.
  • What types of reports do I get and how often?

    Reports can be customized. We can pull dozens of reports and have them sent to you automatically. Our owners vary on report preferences so this is something we will tailor to you during onboarding. At a minimum, you will receive a monthly profit and loss statement and an annual review of your portfolio performance.
  • Who holds the tenant security deposit?

    All tenant security deposits are held in a trust account, in accordance with the Oklahoma Real Estate Commission and state statutes.
  • Do you have insurance for your property management business?

    Yes, we are insured.
  • Are you a franchise or independently owned?

    We are proud to be independently and locally owned. Our owners live here in the Oklahoma City area.
