Answers to your frequently asked questions

  • Can you hold a place before I apply?

    All tenants must go through the application process, for this reason we do not offer any holds before applying.
  • Do I pay the first month’s rent and last month’s rent with my security deposit?

    We require a security deposit and first month's rent at move-in. Your first month's rent will be prorated according to the date you begin your lease.
  • How old do you have to be to apply?

    You must be 18 years or older to apply for a rental.
  • Is the deposit refundable?

    Your security deposit will be refunded to you following your move-out. Any damages that are a result of your tenancy will be covered by your deposit, you will receive the remainder via mailed check sent to the forwarding address you provide at move-out.
  • Who needs a cosigner?

    You will need a cosigner if you do not have previous rental history. Please review the Co-Signer Requirements document available in the Resources section.
  • You have a property I want to rent. How do I apply?

  • How do I pay rent?

    We encourage you to set up automatic payments upon move-in, however, we also accept online payments and money orders delivered on or before the first of every month.
  • I want to get a pet. What should I do?

    All tenants with pets will need to pay the one-time pet deposit of $250. Please review our Pet Policy, available in the Resources section for additional information.
  • I want to move out, but my roommate wants to stay. What do I do?

    You will be charged a $50 fee to amend your lease. Contact Sincere at (405)215-9535 or email to get the lease amendment process started.
  • Who is responsible for paying for repairs & maintenance requests?

    Sincere Property Management will cover the cost of regular maintenance and most maintenance issues, however, if there is a maintenance need that is due to tenant negligence or caused directly by the tenant then the tenant will be held financially responsible for the repairs.
